Good Time to Buy/Sell?
A question I get alot is, "Is this a good time of year to buy or sell?" This is what I usually tell folks.
It's all about volume. Some times of year there are simply more transactions (buying and selling) happening than other times of year. For example, as soon as the weather gets warm in the spring, lots of folks want to buy or sell. Once school is back in session in the fall, most folks with school-age kids are not thinking about moving. This will pick up a bit until November/December, then there will be fewer transactions through the holiday season.
If you are a buyer, it's great to have lots of sellers in the market. If you are a seller, it's great to have lots of buyers in the market. But when there are more transactions happening, there is more competition, which may make it harder as a buyer to find what you want. As a seller, more buyers are looking at your home but they also have many more options.
Then there is the big question everyone wants to know: "What about price?" Buyers want to know when they will get the best deal and sellers want to know when they can get the best price.
Pricing comes down to supply and demand. It's less about how many transactions are happening and more about the disparity between buyers and sellers. More buyers than sellers means higher prices and more sellers than buyers means lower prices.
