When I walked through this property the very first time, I knew it had the potential to both be profitable and be a strong mission-focused project.

It's about 1850 square feet and has four bedrooms and a bonus room. It's on a nice block in the Carondelet neighborhood and when we're done with it, it's going to sell for about 200 thousand bucks.

A medium-large family that needs 4+ bedrooms and has a budget of about 200k doesn't have many options. If they do find something that meets those criteria, it's going to be in rough shape.
